I'm Jason Rosenberg, a licensed Illinois real estate broker with The Rosenberg Group at Infiniti Properties. Over the past 25 years, I've closed more than $100 million in Chicagoland real estate and earned a spot in the Top 5% of the Chicago Association of REALTORS.

Here's the thing I figured out a long time ago: most sellers pay whatever commission rate they're handed — because nobody ever told them it was negotiable.

It is. And I built my entire business around that.


A LOWER COMMISSION RATE

I list homes for meaningfully less than what most sellers are used to paying. On a typical Chicagoland sale, that difference is thousands of dollars — money that stays in your account instead of coming off your closing statement.

And before you ask the other question: no, a lower fee does not mean less service. You get everything a full-commission agent provides:

Paying less commission should never mean getting less service. It just means your agent isn't overcharging you.


TWO PROMISES MOST AGENTS WON'T MAKE

The Zero Commission Clause. If you find your own buyer — a neighbor, a coworker, your cousin's dentist — you pay me nothing. Zero. Most listing agreements charge you the full commission no matter who finds the buyer. Mine doesn't.

Cancel anytime. If you're not happy, you can walk away. No penalty, no lock-in, no awkward phone call with a manager. I'd rather earn your business every day than trap you in a contract.


FOR SELLERS

Selling a home is a math problem wrapped in an emotional decision. I handle both.

I'll give you an honest number for what your home is worth — even when it's not the number you were hoping for — because pricing it right the first time is how homes sell fast and for top dollar. Then I market it like it's my own money on the line, because the way I'm paid, my incentive is your sale price, not padding my fee.


FOR BUYERS

In most Chicagoland transactions, the seller's side still covers the buyer's agent commission — and before you sign anything with me, we'll go through exactly how that works in writing, in plain English.

What you get is 25 years of knowing which blocks are appreciating, which buildings have assessment problems, and when a "charming fixer-upper" is code for "run." I'll tell you when to walk away from a deal. Ask my clients — I do it a lot.


THE PRACTICAL STUFF

I close through First American Title, and I can refer you to a real estate attorney who charges a flat $295 — not the $500+ most charge. Small things add up. That's kind of my whole philosophy.
