The most expensive home ever sold in the Chicago area is a 16,000-square-foot lakefront estate in Winnetka that went for $34.5 million — five bedrooms, a boathouse, a greenhouse, a heated pool pavilion, and 151 feet of private Lake Michigan beach. The sellers bought the land for $8 million, tore down the house that was on it, built their dream home, and walked away with a number that would make even a Gold Coast developer spill their Malört.
That's the story everyone shares. Here's the story that actually matters to you:
Record-setting home sales in Chicagoland aren't a mansion thing anymore. They're a your-neighborhood thing.
The Records Nobody's Talking About
Just this month, Crain's reported that homes in Avondale, Downers Grove, Glen Ellyn, and Mokena have all sold at new all-time high-water marks. Not Winnetka. Not the Gold Coast. Avondale — where the biggest luxury amenity used to be a two-car garage and a decent parking spot after a Cubs game.
And last Friday, a Naperville home closed at $8.3 million — the highest sale in that city's history, and one of the biggest sales anywhere in Chicagoland this year.
Zoom out and the pattern gets even clearer:
The city of Chicago's median sale price crossed $400,000 for the first time ever this spring, then kept climbing to a record $411,000 in April — up about 5% in a year, while the national median barely moved. The nine-county metro area set its own all-time record at $390,000. And according to Redfin, roughly 70% of Chicago homes sold in March went for OVER asking price, with the average premium north of $60,000.
Read that again. The average winning buyer in March paid sixty grand more than the list price. That's not a bidding war. That's a bidding Bears-Packers rivalry.
Why Is This Happening?
One word: scarcity. (Fine, two words: scarcity, and rates.)
Homeowners who locked in 3% mortgages during the pandemic are holding onto their houses like it's a front-row spot at the Air & Water Show. City inventory is down nearly 29% year over year. 1. Your home is probably worth more than you think it is. If your mental number is based on what your neighbor got in 2022, you're working with expired data. Records are being set right now, in ordinary neighborhoods, by ordinary houses.
